What this site is for
The site explains how buying and selling a home works, describes the areas we serve, and lets you search current listings and contact us. Everything on it is general information, not advice about your particular situation. Guides, answers and articles are written and reviewed by licensed people who try to be accurate and to cite their sources, but they can become out of date and they cannot account for the facts of your property or your finances.
Reading the site does not make us your agent
Browsing this website, reading a guide, requesting a showing or sending a question does not create an agency relationship between you and Sapphire Realty, and does not make Sapphire Realty your broker. A representation relationship begins only when we both sign a written agreement that says so, after the disclosures California requires. Until then, anything we tell you is information offered in good faith, and any estimate or direct offer we mention is not binding on either side unless it is put in a signed written contract.
Not legal, tax, lending or insurance advice
We are a real estate brokerage. Where a question is really about law, tax, mortgage lending, insurance or the condition of a structure, we say so on the page and point you to the right professional — a California attorney, a tax professional, a licensed lender, an insurer or an inspector. Please rely on them, not on general content here, for those decisions.
Property listings and the search
The property search shows listings made available through the California Regional Multiple Listing Service (CRMLS) using its Matrix system, displayed in a frame on our site. The listing data belongs to CRMLS and the brokers who submitted it, and its use is subject to the terms and notices CRMLS displays within the search itself. When you use the search you are using a CRMLS tool; please read what it shows you.
- Listing information changes. Prices, status, availability, descriptions, measurements and photographs are supplied by listing brokers and updated on their schedule. They can be wrong or out of date, and we do not verify them.
- Availability must be confirmed. A home shown as active may already be under contract or withdrawn. Before you rely on any listing, ask us to confirm its current status with the listing broker.
- Sapphire Realty is usually not the listing broker. Most homes in the search are listed by other brokerages. Seeing a listing on our site does not mean we represent the seller, that we have inspected the home, or that we vouch for the listing’s contents.
- You can ask us about any of them. Whoever the listing broker is, you may request a showing or ask a question through us. A showing request is a request until we confirm availability with you.
Other pages on this site do not display listings and do not quote prices or market statistics unless a current source is cited.
Content on this site
The text, page design, logos and photographs we created are owned by Sapphire Realty or used with permission. You may read, print and share pages for personal, non-commercial use with a link back to us. Please do not republish substantial parts of the site, use our name or logo to suggest an affiliation, or copy the guides into another commercial product. Listing data in the search belongs to CRMLS and its members and is not ours to license.
Information you send us
When you send a form, call or email, you confirm that the information is accurate and yours to share, and you agree that we may use it to respond to you as described in the Privacy Policy. Please do not send confidential financial or identification details through the website forms.
Things not to do
Do not use the site to break the law, to send spam or automated form submissions, to scrape or copy listing data or site content in bulk, to interfere with the site or the CRMLS search, or to impersonate someone else. We may block access that does these things.
Links to other websites
We link to government, transit, professional and other sites so you can check facts at the source. Those sites are not under our control and their terms and privacy policies apply when you visit them. A link is not an endorsement of everything on the linked site.
What we can and cannot promise
We try to keep the site accurate, working and available, but it is provided “as is.” We do not promise that it will always be available or error-free, or that any information on it — especially third-party listing information — is complete, current or correct. To the extent permitted by law, Sapphire Realty is not liable for losses that arise from relying on general information on this site instead of confirming facts with us or with the appropriate professional before making a decision. Nothing in these terms limits rights you have under California law that cannot be limited by agreement, or the duties Sapphire Realty owes you once we actually represent you.
Governing law
These terms are governed by the laws of the State of California. Sapphire Realty is a California real estate brokerage licensed by the California Department of Real Estate; see the footer of every page for licence details.
Changes to these terms
We may revise these terms from time to time. The current version is always at this address with its effective date at the top.
